A residential inspection is a comprehensive evaluation of a home's condition conducted before finalizing a purchase, prior to listing or annually for assurance. It provides buyers with a clear understanding of the property's condition, helping them make informed decisions and address any potential issues before closing.
Mobile / Manufactured home inspections helps potential buyers with understanding the homes condition inside and out. This can help with budgeting for costly repairs or discover safety issues in a home before you make a purchase decision. Our inspectors utilize a drone to enter tight crawlspaces, that are often too small for us to fully inspect.
Sewer scope evaluations are the only way to inspect the interior condition of the sewer lateral drain leading to the public sewer main. Repairs can be very costly for homebuyers and uncovering hidden defects can save a lot of money and headaches. Septic inspections can be scheduled with a 3rd party inspector by our company.
Radon air gas is everywhere, knowing the levels inside your home is important for your family's health. While radon air can be corrected and lowered with a radon reduction system, it is crucial to know the levels entering the home.
New Hampshire is known for it's vast properties with private well water systems. Understanding what is in your water is critical to your family's health and safety. Water Quality Testing can help buyers make a sound decision for their home purchase.

A home inspection can uncover potential issues in a property, helping you make informed decisions whether you're buying or selling. It can save you money in the long run by identifying problems before they become costly repairs.
Additionally, most mortgage companies require a home inspection on a property before approving the home loan.
A typical home inspection includes a thorough examination of the home's foundation, roof, electrical, plumbing, HVAC, and other systems and components. Our inspectors will provide you with a detailed report highlighting any issues or concerns they may find.
While inspection costs will vary greatly between states and even regions, in New Hampshire, home inspections typically start around $450 and go up, depending on the size, age, and complexity of the property. Before the inspection, be sure to find out what will be included and excluded in the inspection. These details should also be outlined in the inspection agreement, which you’ll need to review and sign prior to the inspection.
Also, this fee does not include ancillary services such as Radon Air, Water Testing, Sewer/Septic Inspections, Mold Testing, Indoor Air Quality, Thermal Inspections, etc. Be sure to ask your inspector if these services are recommended for your property. Oftentimes, they can be added to your order on-site during the inspection.
Home inspections generally take between 2 to 3 hours to complete. The exact duration depends on several factors, including the size and condition of the home and the ease of access to certain areas, such as the roof, crawl space, and attic. Larger or older homes, as well as those with limited access to key areas, may take longer to inspect.
While it’s not mandatory to attend the inspection, we highly encourage you to be present if possible. If your time is limited, we recommend joining at the end of the inspection to go over any noted deficiencies in person. For clients who are out of town or for pre-drywall inspections, we offer a scheduled date and time to review the inspection report with you once it’s complete, ensuring you fully understand the findings and have the opportunity to ask questions.
It’s important to remember that no home is perfect, and most inspection reports will highlight some issues. If the report reveals a problem, the next steps depend on the severity and nature of the findings. For minor issues, you may choose to address them after moving in. For significant problems, you can work with your real estate agent to negotiate repairs, request a price adjustment, or determine if the property still meets your needs. Our goal is to provide you with a clear understanding of the home's condition so you can make an informed decision.
